Seeking two findings and a special permits relative to a proposed addition of habitable space to a structure on a non-conforming lot.  Property is situated in the Rural 2 Zoning District.

Notice Read, Board of Health and Conservation Commission Letters read, but clarification regarding letters needs to be done.

Applicant described project as a 10x21 foot addition to the side of the garage with a Master Suite placed above it.  This would add a third garage.  A photo was submitted of the current house.  Currently the house is 3 bedrooms and they want to add a 4th.

A plot plan with the proposed addition would be needed, along with clarification on letters from Jim and Greg.

Hearing continued till Wed., January 14, 2004.

Seeks special permit approval relative to a proposed wireless communication facility.  Applicant proposes a 120-foot monopole telecommunication tower.  Property is situated in the Light industrial Zone within the Groundwater Protection District.

Hearing began at 8:25 pm and was continued from October 22, 2003.

The notice was read.

Kate Rugman, the attorney representing the applicant, stated they would like to continue due to the town of Sharon reviewing cell tower issues and the company is looking for additional sites, also.

Hearing is continued until March 10, 2004

Seeking two findings and a special permits relative to an expansion of habitable space to a structure on a non-conforming lot.  Property is situated in the Single Residence B Zone within the Groundwater Protection District.

Notice Read.  Board of Health and Conserv. Commission letters read and no objections.

Applicant described the project as bumping out the kitchen 8x16 feet wide.  It will be one level and the wall between the dining and kitchen will be taken down to create an open area.  A new foundation will be built and the foundation wall will be opened up in the basement, currently a fieldstone, to the new addition.

Plot plan will be provided.

Lot size is 16,600.  2220 current habitable living space.  128 sq. feet addition or 5.75% increase.

Seeking two findings and a special permit relative to proposed habitable space expansion to accommodate an increase in capacity for a licensed daycare facility in a structure on a nonconforming lot.  Property is situated in the Rural 2 Zone within the Surface Water Protection District.

Hearing opened at 8:45 pm and continued from October 22, 2003.

Notice read.  Board of Health letter read and stated that a Board of Health hearing would be needed along with a new septic.

Applicant described project as currently a day care is run out of the home and they need to increase living space in order to increase day care.  First floor currently has 1496 sq. feet of habitable living space.  The addition would be 1,600.  House is currently 3 bedrooms and they would be moving bedrooms upstairs and the downstairs bedrooms would be converted to classrooms.  The house is currently licensed for 10 children and they are reapplying for 25 children.  A 30 x 30 (1,600 sq. ft.) addition is proposed for 2 floors.

Carol Moawed, 448 Massapoag Ave., concerned about the number of children that can be added.  Concerned about the traffic and what laws the town has regarding daycare.

Josephine Workman, 444 Massapoag Ave., stated that if there are 11 children then they can reapply for up to 100 children.  Concerned with the traffic issue and with residence becoming small business and does not feel it is appropriate for the area.

Hendrick Workman, 444 Massapoag Ave., is concerned with the road visibility and worried about the safety of the children.  He feels the appearance of the house and addition will not add to the neighborhood.

The Office of Children Standards were submitted by Workmans dated 12/10/03.

Hearing is continued until Feb. 11, 2004 at 8:00 pm.

Seeking two findings and a special permits relative to a proposed addition of habitable space to a structure on a non-conforming lot.  Property is situated in the Single Residence B Zone within the Groundwater Protection District.

Notice Read.  The Board of Health and Conserv. Commission letters read and no objections.

Applicant described project as rebuilding a farmer’s porch (10 ft. wide).  The family room will be off the back of the porch and along the rear of the house along the kitchen.  Currently there is 1500 sq. feet of habitable living space and half of the basement is finished.  The addition is 320 sq. ft. which includes a mudroom.  This would be a 25% increase in living space.  

A revised plot plan with the additions detailed on the plan will be needed.
